In one of the Top 5 Leasing deals in South Sydney this year, not for profit company, Workventures has secured a 1,530sqm industrial warehouse and 955sqm commercial office on a 2,485 sqm site at 190 Bourke Road, Alexandria from Goodman under a five year lease.
Workventures employ the socially disadvantaged and unemployed to service their contracts to IT solutions for companies such as Telstra and Westpac.
The deal was negotiated by Darwin Brooks at Savills Australia on behalf of Goodman and Nelson Wright from JLL who represented Workventures.
Mr Brooks said it was rare to find such a large warehouse to office ratio, as generally it is either one or the other.
“Goodman were able to provide a rare site that ticked all if not most of the boxes, including a large warehouse, newly refurbished office space, ample carparking (which is rare to find in South Sydney), as well as close proximity to amenities and public transport.
Mr Brooks said the brief required an ‘outside the box’ approach given the set of requirements at hand, as it is harder to find properties that offer longer terms due to future potential development upside.
“Workventures had already been out in the market for some time, as there were limited offerings that could provide the ideal ratio of warehouse and office space.
“With a bit of creative thinking, we were able to offer a solution that worked. And, in a climate where the future has been hard to forecast, all parties worked extremely hard to achieve a great result on both sides of the fence”.
