The final stages of Coolum’s industrial estate, ‘Suncoast Business Park’ has successfully sold out, with the last remaining 14 industrial zoned lots ranging in size from 2,149sq m up to 4,614sq m.
According to sales agent Scott Gardiner of Savills, who has been marketing these lots over the past couple of years, says “Stages 2 & 3 were the last sub 3,000sq m Industrial lots to be released within the Coolum Industrial precinct, and all lots are zoned Medium Impact Industry. All final lot sold out fast due to knowledge of limited to no more mid-size industrial zoned lots to be developed at Coolum.”
Located at 1 Lomandra Place, Coolum Beach, the Suncoast Business Park is a quality industrial estate located at the entrance to the well-established Coolum Beach Industrial Precinct just off Yandina Coolum Road being only approximately 1km from the Sunshine Motorway.
The estate was developed by Civdev a Gold Cost based builder / developer who bought the site a few years back, seeing the benefit in such location, future pent up demand and pending shortage within Coolum and Sunshine Coast as a whole.
Mr Gardiner said Suncoast Business Park is the first industrial land located within the estate providing prime positioning at the entrance to the well established Coolum Industrial Precinct.
“The last 8 lots within Suncoast Business Park sold out within months, with the flurry starting mid May with all of these last lots selling through COVID period. We also saw an attractive price increase from $190/sq m up to just over $220/sq m + GST for the final 4 to 5 lots. With low interest rates providing mortgage repayments lower than rental, coupled with the ever increasing shortage of Industrial land right across the entire Sunshine Coast, particularly centrally, it is like a perfect storm with a large number of owner occupiers and builders, seeing the benefit of such investment in a high demand location,” Mr Gardiner continued.
