Join us for 5 minutes whilst we profile our agents around the country. Today, we hear from Jason O'Meara, Director Sunshine Coast, Savills Australia.
- How did you get started in property?
I was at a British Lions rugby match 2002 v’s Wallabies in Brisbane and met Jerry O’Reilly at the game. Over several beers and rums during and after the game, I had an appointment to see him in his office in Maroochydore the following week and started with him straight away having wanted to move to the Sunshine Coast to live. - What is happening in your market right now?
We have never been busier doing deals in the 18 years I have been with Savills; I would say 70-80% of the transactions we are settling is in the Industrial sector over the past 4 months. Well positioned development sites are selling and quality commercial investment stock is in high demand and short supply, particularly in the $500k - $5m range. - How has COVID-19 affected your market? What are you & your team doing to combat this?
COVID has not really had too much of an impact in my opinion on this regional market, it was quiet late March and April when COVID hit the southern states hard, but the Sunshine Coast market has kicked on since that short period of rest. - When do you think the market will bounce back?
Well it really didn’t go backwards to start with here, and in fact it went ahead particularly strongly in the industrial sector. The local market just took a small breath through March/April and then people got on with it. - What is one tip you would give investors/ landlords right now?
Investors need to have all their ducks lined up and be ready to act quickly when they see good opportunity on the Sunshine Coast or they will miss out. Landlords need to be on their game in understanding market rental incentives and market rental rates (this is over to the operative to educate and demonstrate evidence) when negotiating with tenants, particularly for office and retail leasing, otherwise they can lose the tenant quickly to other options. - What is one tip you would give owners/tenants right now?
Owners of property generally need to be kept aware of market trends and yields and comparable sales and leasing activity so they make informed judgements and build a relationship with the agent. Tenants need to sure up their tenure where they can, to ensure mid to long term strength for their business in the event they may look at selling the business going forward. - Name one career highlight from the past 12-18 months & why.
Invoicing 10 sale and lease transactions in the month of October 2020 so far with a week to go. Why? Because I love to be busy. - Tell us about the most unique property you’ve sold or leased.
They are all unique in a way because all sellers, buyers, landlords and tenants are all unique in their own way.
