Perfect Trifecta Kunda Park Oxworks comes to Coast Region

Jason O’Meara of Savills has leased the previous Toll NQX depot to Oxworks at 506 Maroochydore Road, Kunda Park following Tolls’ move earlier in the year to their new larger facility at Chevallum.

Oxworks are Australia’s largest manufacturers and distributor of quality Fencing, Gates, Balustrades and Screens with operations in Newcastle, Sydney, Melbourne, Perth and Brisbane. Oxworks employ over 100 staff nationally and have a turnover in excess of $60m a year.

This is the third time Jason O’Meara has secured a quality tenant on behalf of the long term holders of the property.

Orrcon Steel occupied the property from 2010 through to the end of 2013, Toll took the premises from that time through to early 2020.

When the last tenant relocated a great opportunity presented to the Sunshine Coast market at a time when freestanding facilities, particularly in Kunda Park over 1,000sq m were quite scarce.

Enquiry with Savills was encouraging early and following several inspections with Oxworks, based at Crestmead in Brisbane, the 5 year lease was negotiated.

“The Maroochydore Road site is an excellent standalone industrial property for Oxworks with drive through capability and excellent signage to the main road, they were keen to secure a new facility on the Sunshine Coast for their current needs and their ever growing customer base,” Mr O’Meara said.

Managing Director of Oxworks Glenn Hosking said “We are excited about our growth into the Sunshine Coast region and the future it holds for the business. Oxworks are looking for forward to opening in the next month or so and this location is a great fit for our business”.

“The warehouse, showroom and office facility is offer approximately 1,500sq m of net lettable space on 4,000sq m of land, security fenced and offers the tenant excellent exposure to high volumes of passing traffic on Maroochydore Road daily, you cannot miss the building,” said Savills Jason O’Meara.

There have been several positive transactions for the industrial sector over the past quarter in Kunda Park with net absorption of factory/warehouse space on the incline. Industrial leasing activity through Covid to mid-year has been encouraging. We have witnessed some good lease transaction with Savills leasing 12 Tectonic Crescent in Kunda Park to a Gold Coast concrete pumping business.

Other businesses to lease larger facilities in the immediate area include Sydney Tool and Express Print and Mail taking up occupancy on Maroochydore Road.

“We are aware of a number of larger tenants looking for suitable space, but with limited options to put to them, and a shortage of land generally mid coast, Savills would be keen to talk to owners with expiring leases or vacant warehouses coming up for lease.”
