Bungalow bliss in the Great Barrier Reef Marine Park

An award winning eco-village and unique wildlife experience is being marketed within the Great Barrier Reef Marine Park through Savills Australia.

Comprising 37 bungalows and 35 camp sites, the Bungalow Bay Koala Village is located at 26-40 Horseshoe Bay Road, Magnetic Island and has been successfully operating for the past number of years and benefits from a well-balanced mix of trade including a Koala park with daily tours held by local rangers, a YHA associate hostel featuring 37 A frame bungalows sleeping 140 guests plus 15 powered camp sites & 20 non powered sites, and additional outlets including The Deck Bar & restaurant, reception, a laundry and campers kitchen.

The 2.31ha land area is zoned residential and the Koala Park sees 21,000* guests per year which provides a significant portion of revenue and profit, says exclusive sales agents Leon Alaban and Christian Tsalikis of Savills Hotels.

According to Leon Alaban, Director – Hotels QLD Savills Australia, “This is the first time this well-established business has been brought to the market in over 17 years and the successful purchaser has the opportunity to expand the short-term accommodation offering within the current land zoning in line with Magnetic Island’s stimulus in the ‘wildlife’ and ‘eco-tourism’ niche markets”.

“Given the current landscape, the opportunity will provide the successful purchaser an ability to reposition the asset and potentially incorporate new operational ideas in order to build upon the rich history and business foundations already implemented,” Alaban said.

Christian Tsalikis, Senior Executive – Hotels QLD Savills Australia said, “The asset also comes with strong ongoing business relationships with holiday and tour providers and has undergone significant facility improvements over the past two years.”

“Bungalow Bay Koala Village features an extensive range of accommodation offerings throughout the site. The village features A framed bungalows that have recently been rebuilt, focusing on sustainability functions for energy efficiency. The bungalows are fitted with new electrics, air conditioning, downlights and fans and inbuilt deck seating. All bungalows are connected via 250m of floating decking pathways fitted with lighting”.

“Assets as such are typically tightly held commodities and are rarely presented to the market under a public process, therefore allowing all potential buyers to make considerations,” he said.

The Great Barrier Reef Marine Park is home to Magnetic Island, recognised by its stunning natural beauty, rugged landscape featuring large granite boulders and large headlands rising hundred meters high. Magnetic Island is located 8km* from Townsville and covers 5184ha of land.

Townsville is known as the ‘Business capital’ of North Queensland and the gateway to mining and agricultural regions. The city is a major tourism gateway to the Great Barrier Reef, the Wet tropics and Queensland outback. With large amounts of infrastructure and planning, Townsville 2020 masterplan has set a clear vision for economic growth through new investment and greater tourism enhancing the city.

The freehold going concern of Bungalow Bay Koala Village, is offered for sale via an expression of interest process closing 4pm Wednesday 9 September 2020 (if not sold prior).
