High Density Residential zoned site for sale in Beerwah

Savills Australia has been appointed to sell a well-positioned site in Beerwah, which is currently zoned ‘High Density Residential’.

Located at 43 & 45 Beerwah Parade, the site consists of two adjoining lots totalling 4,046sq m* with a height limit of up to 14 metres. The site and zoning would ideally support a high density unit or townhouse development. It is located just off Steve Irwin Way, only 85m* to the Beerwah CBD and 50m* to the Beerwah Railway Station.

The property is a corner 4,046sq m* site with three street frontage and access to Beerwah Parade, Free Street and Phipps Street providing great flexibility for development.

Both properties are improved with older style houses on each lot, with 45 Beerwah Parade being occupied and 43 Beerwah Parade paying a nominal rent per fortnight as holding income.

The property is for sale exclusively through Jason O’Meara and Scott Gardiner of Savills Australia via and Offers to Purchase campaign, who said this is a prime opportunity to acquire a well-positioned site so close to the town centre and rail with potential for various development outcomes and holding income from one of the existing houses.

Beerwah is one of the main hinterland towns on the Sunshine Coast and is 75* kilometres north of Brisbane and just south of Landsborough.

The town also has a train station and a railway line that connects directly to Brisbane CBD and north to Nambour. The Bruce Highway runs along the locality’s eastern border and provides good access to Brisbane and also the Sunshine Coast while still having the quiet, relaxed lifestyle that a small hinterland township provides.

There has been $780m committed by both State and Federal governments to duplicate the rail link north and south of Beerwah. This will see Beerwah as a commuter town with increased demand for higher density living.

According to Jason O’Meara, Director, Savills Sunshine Coast, “The High Density Residential zoning allows for uses such as Units and Townhouse living, for example walk up apartments to 3 levels and may even suite vertical retirement/aged care living. ‘Mixed use’ or ‘commercial’ outcomes may be considered by Council on a ‘case by case basis’ *subject to approvals).

The site immediately abuts the ‘Local Centre’ zone and with the great location directly opposite the railway station and short stroll to shops, cafes, banks and shopping centres Savills believe this is a prime development opportunity in a high growing region.

Offers to Purchase close 4pm Thursday 26 March 2020.
