Industrial freestander sells to owner-occupier for $2.1 million

A quality freestanding industrial warehouse located in a tightly held industrial precinct in Caloundra has transacted for $2.1 million to a local business. 

North Coast Boating World (NCBW) snapped up the 1,564sq m property located at 22 Enterprise Street in a deal brokered by Scott Gardiner and Will Carman of Savills.

The warehouse is situated on a large 3,836sq m site, with 1,350sq m of concreted hardstand at the front of the property.

State Director of Savills, Scott Gardiner, said this is the second time Savills has sold the quality standalone building in the last five years.

“Negotiations started at the end of 2018, with a long period of time to get things over the line.

“Persistence was a major key and shown by all parties, with an eye on the end goal,” Mr Gardiner said.

The warehouse is fitted out with quality office space, with a 108sq m ground floor office, plus a 160sq m mezzanine office.

New owners, NCBW, are relocating from Nicklin Way in order to operate their successful marine sales and services business.

“North Coast Boating World was looking around for a new facility, and their preference was to buy.

“The property ideally suited their business with the large hardstand to house their boats, plus the service pits already installed throughout the warehouses worked for their servicing department,” Mr Gardiner said.

Executive of Commercial Sales, Will Carman, said the improvements already in place at the property (including an approved sales yard, wash down bay, and spray booth) assisted NCBW with an easy move.

“One of the other attractions from NCBW was that it was closer to the Passage at Caloundra, where they test their boats,” Mr Carman said.

Mr Gardiner said the sale shows the strength of the industrial market on the Sunshine Coast, and in particular the central Caloundra Industrial precinct.

“It is hard to find such freestanding property so close to town, especially vacant, ready-to-go, for a specific use and business,” Mr Gardiner said.

The property is currently partially leased to another tenant, and benefits from convenient access to the Bruce Highway and the greater Sunshine Coast region.
