Rural residential lots given the go ahead for Burnside

A local Sunshine Coast developer has purchased an 18.04 hectare parcel of untouched land in Burnside, on the outskirts of Nambour.

A local Sunshine Coast developer has purchased an 18.04 hectare parcel of untouched land in Burnside, on the outskirts of Nambour.

The property, located at 198 Windsor Road, was sold via an Expressions of Interest campaign through exclusive selling agents Scott Gardiner and Jason O’Meara of Savills.

State Director of Savills Sunshine Coast, Scott Gardiner, said the purchaser is a long standing Sunshine Coast private developer.

“The property was sold subject to the buyer obtaining a satisfactory Development Approval.

“The DA was granted by the Sunshine Coast Council in April of this year for 67 rural residential lots,” Mr Gardiner said.

The property is zoned Emerging Communities, with Windsor Valley Estates directly adjoining the property.

The zoning code ensures that any development of the land will be designed to promote sustainable new urban communities.

Director of Savills, Jason O’Meara said that Burnside is an emerging suburb in the Sunshine Coast hinterland, with the development set to bring solid activity to the area,

“The Burnside area is proving a popular location for first home buyers and families, being only approximately 20 minutes to the beach at Maroochydore, and 5 minutes to the essential services of Nambour and the railway line to Brisbane for work commuters,” Mr O’Meara said.

A development application was submitted in 2009 for the Burnside property, however the application was withdrawn at the time for the proposed 70 lots.

The owner sat on the property until appointing Savills back in 2017, where it was taken to market via an EOI Campaign.

The property went to contract back in early 2018, with the current buyer working with council in April of this year to obtain the successful Development Approval.

“The achieved approval will (in the short to mid-term) bring lot size options for the buyer, offering 67 lots, ranging from 455sq m up to 2,320sq m, plus one large lot of 6,245sq m.

“The lots will likely attract buyers looking for extra land area to build a shed, pool etcetera, often unachievable on the smaller traditional lots offered in other areas of the coast,” Mr O’Meara said.

Due to the undulating slope of the entire site, some of the end lots will be elevated and will provide quality hinterland outlooks and offer building pads for high, elevated homes.

“Off the back of marketing this property we have had good enquiry from developers looking at similar style sites, due to the lack of large developable parcels of land across the entire Coast,” Mr O’Meara said.

The development is ideally located within close proximity to Burnside State School, Nambour CBD and the Nambour General Hospital.
