The appeal of the corporate tenant

Since launching more than a decade ago, our Corporate Services team has helped let houses and apartments to tens of thousands of tenants re-locating to the UK for work purposes. 

Over the years, some of the landlords we work with have rented their properties to a rotation of corporate tenants. But if you are a landlord new to the world of corporate relocations, you may be wondering what it involves.

What is a corporate tenant?

Most multi-national firms have dedicated international mobility teams who help house employees, while relocation agents as well as the individuals themselves can be involved in searching for a new home. 

Corporate tenants come from a wide range of industries and locations, from diplomats taking up their new posting in the capital to newly qualified legal professionals starting their career in the UK. 

They could be a global CEO in search of a family home here, production crew working on their latest filming project, or those in the sporting industry moving to be close to a new club or training facility. Whatever their role, the common factor is that they are relocating to the UK for work.

As a landlord, what are the benefits of working with corporate tenants?

One major factor is the tenure, as generally a corporate tenant will be taking a longer-term tenancy of several years or more. For landlords, this can provide certainty on time frames and when they will be able to regain possession of their property. 

When it comes to rental payments, some companies pay directly while others provide their employee with a housing allowance as part of their renumeration and usually this covers the full rent. The comfort of an incoming tenant’s financial position can often be reassuring for landlords.

Finally, because an employee’s move is a direct result of their employment, there is a sense of accountability while they are here, and properties are typically well cared for.

How do I know if my property would be suitable for a corporate tenant?

Given the volume and breadth of our client base – from those employed in finance, technology, and oil and gas to the entertainment industry – tenants at all stages of their career are looking for a wide range of properties in a variety of locations within commuting distance of  London and other cities across the UK.

For landlords hoping to reach a new pool of potential tenants, the corporate sector could be the way to go.
