Prayers answered on sale of former church site

A former church property located in Norman Park has sold to a local developer on a vacant possession basis in a transaction worth $1,400,000.

The property located at 68 Longfellow Street was purchased by Contracting Solutions QLD Pty Ltd, in a deal facilitated by Robert Dunne and Tim Packman of Savills.

The 1,215sq m inner Brisbane property attracted strong enquiry, with 91 parties expressing their interest throughout the marketing campaign.

Executive of Savills Commercial Sales, Tim Packman, said the property attracted predominately property developers and childcare operators.

“Norman Park has a diverse range of residential properties, including numerous old Queenslanders and post-war workers’ cottages,

“Due to character restrictions, this prevents the property from being developed into an apartment complex, so that the suburb retains its historic character,” Mr Packman said.

The property is zoned Low Medium Residential, however due to Council restrictions the property cannot be developed into the previously suggested 18 two bedroom apartments.

Contracting Solutions are said to be working around this fact and instead subdividing the property into three lots to develop the property to its permitted potential.

“The solution for the buyer is to retain part of the church and conduct a high-end refurbishment as one lot, and sub-divide the remaining land into another two lots with the potential to build to three storeys,” Mr Packman said.

The property is located a short 6.5km from the CBD, and boasts city views from street level.
